Rain falls on roughly 170 days a year, winter lows regularly dip into the mid-30s, and the fog that settles into the valleys between here and Philomath can sit for days without lifting. That persistent moisture is not just an inconvenience. it is quietly working against your garage door every single season.

You'll often see white corrosion powder appearing around bolt heads. that's active oxidation, and it won't stop on its own.

Blodgett gets measurable snowfall from November through March most years, and when overnight temperatures drop to freezing after a wet day, you can end up with a garage door that's literally frozen to the ground. Rainwater pools at the base of the door, freezes, and traps the bottom seal to the concrete. Forcing the opener to break through that ice is a reliable way to tear the seal and strain the motor.

2. Lubricate all metal hardware. Use a silicone-based lubricant. not WD-40, which evaporates quickly. on hinges, rollers, and tracks. This displaces moisture and prevents the corrosion that leads to hardware failure mid-winter.
3. Check your gutters above the garage. If your roofline directs water straight down the face of your garage door, that accelerates every kind of damage discussed above. Make sure downspout extensions are carrying water well away from the door's base.
4. Do a balance test. Disconnect the opener and lift the door manually to about waist height. It should stay in place. If it drops or shoots up, your springs are out of balance. and that's a job for a professional before winter loads them with the added stress of repeated freeze-thaw cycling.
5. Look at the panel surface. For steel doors, check for rust spots, especially along the bottom section. For wood composite doors, look for soft spots or visible swelling at the edges. Catching surface damage early means a touch-up, not a full panel replacement.

WD-40 works as a short-term rust displacer, but it's not a lasting lubricant. In a wet climate like Blodgett's, it evaporates and leaves hardware unprotected within a few weeks. Use a dedicated silicone-based or white lithium grease product rated for garage door hardware. it'll hold up through the rainy season much better.
